The 5 Mistakes

Five ways veterans lose money on VA loans.

01
Buying at your maximum approval amount
The VA will approve you for a loan that consumes 41% of your gross income. At that ratio, one car repair or PCS-related expense puts you underwater. The 28% rule exists for a reason — your lender just doesn't use it.
$400-800/mo in unnecessary risk
02
Ignoring the funding fee
The VA funding fee (2.15% for first-time, 3.3% for subsequent use) gets rolled into your loan. On a $400K home, that's $8,600 added to your principal — earning interest for 30 years. Most lenders mention it once in the fine print.
$15,000-25,000 in lifetime interest
03
Skipping the rate comparison
VA lenders vary by 0.25-0.75% on rate and charge wildly different origination fees. Most veterans get exactly one quote and assume "VA loan = VA loan." Three quotes takes 30 minutes and saves five figures.
$20,000-60,000 over 30 years
04
Forgetting BAH expires
If you're using BAH to qualify, remember: it stops the day you separate. Your mortgage doesn't. Budget based on your projected civilian salary, not your current military compensation.
Potential foreclosure risk
05
Not using your VA loan benefit at all
The $0 down payment, no PMI, and competitive rates make VA loans one of the best financial tools available to veterans. Some avoid it because they heard the process is "too complicated." It's not — it just requires a lender who actually knows VA loans.
$50,000+ in PMI and higher rates
